Actionable | What This Really Means in the Hampton's Market

The Hampton Real Estate market is beyond busy since Covid 19 hit. Brokers are doing their best to educate their clients. Be in the know so as to secure that home you have your eye on. Now, more than ever, you need to be an "ac·​tion·​able" buyer.

In the past 6 months, I have been working with so many buyers who, due to Covid 19, recognize the value of owning a place here in the Hamptons. I just wish there was enough inventory for all my buyers. This fast-moving market has had such an effect on the process of bidding and actually acquiring a home that I can't help but share my thoughts in the hopes of guiding you through a successful transaction. Each of these key points will make you an Actionable Buyer!
 
  • Inventory is low - realize that you are not the only buyer interested in a particular home ( no, we aren't kidding; well-priced homes go into in just days)
  • Timing is everything- if a property comes to market and it fits your needs, clear your schedule....the house will NOT wait for you.
  • Be prepared: have that conversation with your Lender before searching- obtain your qualifications for a mortgage commitment and be prepared to submit it with your offer; not Monday morning!
  • If you are buying cash - have a supportive letter handy and ready to submit with your offer
  • Have your attorney and inspectors lined up if you need help here, just give a shout.
  • If your offer has been accepted and the contract has been sent to your attorney, do NOT delay signing it. Remember, the next buyer is waiting to jump in and could likely bid higher :(
This has been a very challenging time for buyers, sellers, AND brokers. For every sale that transacts, there is someone else who likely lost out. Don't let it be you.
