Spring, and seemingly Summer, has sprung!
The Villages are buzzing along with the bees as we welcome a fresh start of Spring and Summer. It's preparation time with stores and restaurants getting ready to again open, events are being scheduled, shows are being planned, beaches are gearing up, trees are blooming and, oh, so much more that you may not even be aware of.
Inventory is slowly & sparsely coming back as the real estate market seems to have returned to a pre Covid market. While overall pricing has seen an uptick since 2019, gone are the extravagant sales prices of 2020-mid 2022. We have leveled off as you will note in the article below. Persistent low inventory, coupled with the well dressed & well priced home, is resulting in homes now going to contract in about 2-3 weeks.
Memorial Day is now only 44 days away. Best time to secure your home rental is now. Check out a sampling of homes that are available.
The Community Housing Tax is officially in affect adding an additional .5% to closing costs. Be sure in to include this added fee in your calculations.

As any SHT homeowner knows, the Peconic Bay Community Preservation Tax Fund raises revenues via the 2% tax on real estate transfers. The 4 years prior to the Covid Pandemic saw values from 4-9 million dollars. Covid sales saw numbers rise to nearly $25 million. Currently, CPF funds have since stabilized notably since August 2022.
Recently, January funds were down nearly 75%, ($4.76m) indicating some welcomed support to the normalcy we have been chatting about. Read full article here.
