March is here...the official month of Spring's start. St. Patty's day parades are happening throughout the towns and villages.

March is here...the official month of Spring's start. St. Patty's day parades are happening throughout the towns and villages. In WHB, the parade is on the 11th starting at 11am. 

Memorial Day is only 80 days away. Best time to secure your home rental is now. Inventory is still very good for great options to choose from. Sales and market inventory is seeing an uptick. The Hamptons remain a most unique market and not to be grouped with what you might find in the news. The market has not crashed here. With low inventory, pricing remains strong despite the correction noted at the end of 2022. Feel free to revisit the Q4 Market Report.  Don't forget...the new Community Housing Tax will take affect on those homes that go to contract starting April 1st, 2023, adding an additional .5% to closing costs. Some cool things associated with March...read on

 

  • Patrick's Day celebrates the life of Saint Patrick—the patron saint of Ireland. An influential missionary who has been credited with bringing Christianity to Ireland.  St. Patrick's death is believed to have been on March 17, 461, thus the celebration!
  • President John F. Kennedy founded the Peace Corps on March 1, 1961. It is a successful volunteer organization that has since sent at least 235,000 Americans abroad to developing countries to help with health care, education, and other human needs.
  • History of Easter Eggs: The egg was a widely used premodern and pre-Christian symbol of fertility and restoration.  Early Christians borrowed this image and applied it not to the regeneration of the earth but rather to Jesus Christ. This was also extended to the new life of the faithful followers of Christ.
  • On March 10, 1876, Alexander Graham Bell made the first-ever phone call. It was to his assistant, and he said, “Mr. Watson, come here. I want to see you.”

Understanding Market Data & Absorption Rates

The absorption rate is an important factor for both purchasers and sellers as it indicates how long it would take to sell current inventory that is on the market based on historical sales.
As noted above, the absorption rate can tell you if the market is a seller’s or buyer’s market.

  • In a seller’s market, there is little inventory available on the market and therefore sellers have more pricing power (therefore, a higher price on properties).
  • In a buyer’s market, there is a lot of inventory available on the market and therefore buyers have more pricing power (therefore, a lower price on properties). Read here for full article.
