October brings us deep into the Fall season—a favorite time of year for me here as the area transitions to a majestic bouquet of color in the most local places. Admiring your own haven is as simple as picking up a good read and enjoying the comforts of your own back yard or front porch. I love researching, traveling and experiencing new, old and favorite places that don't require lots of travel time. Life is too short. Keep watch for them on my blog and/or Instagram account where I love to share such finds.

What 's happening with the market?
|
|
It is what is on everyone's mind.
If only I had a dollar for every time I was asked that question...oh, boy!
Many differing viewpoints on this matter. Time will tell but I don't foresee a crash like what was experienced in 2008. What I do see is a RE market down in some areas by about 25-35% compared to 2021, the height of Covid. It has returned to what Hampton's real estate was pre Covid: quiet summers with an uptick in early Fall; quiet again throughout end of year when folks are busy preparing for festivities and family gatherings; post holidays, this unique Hamptons market turns back on as summer is on everyone's mind and the desire to secure a summer destination place grows.
Home sales have returned to taking weeks and/or months,
not hours or days, to sell like in the Covid buying frenzy. List prices have cooled with negotiability remaining neutral during September. Slight negotiability decrease is seen in October as Sellers are recognizing price corrections. Rates, while rising (hovering around/about 7%) are hardly the high, double digits of years ago.
The desirability of the Hamptons maintains the value of the market. With inventory returning, there are some great properties to consider.

Word is out, if you haven't heard that Barnes & Noble is opening in Riverhead. Awaiting filling the 10,862-square-foot building of the former Pier 1 which is just across from Borders Books that filed bankruptcy back in 2011. Now that is a whole lot of books to be thrilled about! Happy reading.
